Leave and License Agreement

This agreement is made and executed on this 6/4/2026 at Mumbai, between:

John Doe, residing at 123 Owner Street, City hereinafter referred to as the "Licensor" (which expression shall mean and include legal heirs, executors, etc.) of the ONE PART.

AND

Jane Smith, permanently residing at 456 Previous Address, City hereinafter referred to as the "Licensee" (which expression shall mean and include legal heirs, executors, etc.) of the OTHER PART.

WHEREAS the Licensor is the absolute owner of the property situated at Apt 789, Rental Towers, City (hereinafter referred to as the "Scheduled Premises").

AND WHEREAS the Licensee has requested the Licensor to allow them to use and occupy the Scheduled Premises for residential purposes on a Leave and License basis, and the Licensor has agreed to grant the same on the following terms and conditions:

NOW THIS AGREEMENT WITNESSETH:

1. That the Licensor hereby grants to the Licensee, the right to use and occupy the Scheduled Premises for a period of 11 months commencing from 6/4/2026.
2. That the Licensee shall pay to the Licensor a monthly license fee of Rs. 25,000 (Rupees 25000 only) on or before the 5th day of every month.
3. That the Licensee has paid an interest-free security deposit of Rs. 100,000 (Rupees 100000 only) to the Licensor. This deposit shall be refunded at the time of vacating the premises after deducting any dues or damages.
4. That the electricity and water charges shall be borne by the Licensee according to the actual consumption during the license period.
5. That the Licensee shall use the premises strictly for residential purposes and shall not sublet, assign, or transfer the premises to any third party.
6. That either party may terminate this agreement by giving one month's prior written notice to the other party.
7. That the Licensee shall keep the premises in good and clean condition and shall not make any structural additions or alterations without written consent from the Licensor.

IN WITNESS WHEREOF the parties hereto have set their respective hands to this agreement on the day, month, and year first above written.
